INTERNAL REGULATIONS
In accordance with the provisions of Article 31 of Decree 194/2010 of 20 April, governing tourist apartment establishments, as amended by Decree 31/2024 of 29 January, the following mandatory rules are established for guests during their stay, with the aim of ensuring peaceful coexistence, the proper operation of the establishment, and the appropriate use and enjoyment of its facilities, equipment, and services.
1. Occupancy and access to the accommodation
The accommodation may only be occupied by the persons included in the reservation, and the maximum authorised occupancy must be respected at all times. Accommodating or routinely allowing access to third parties not included in the reservation is not permitted without the prior authorisation of the establishment.
2. Coexistence and quiet hours
Guests must behave respectfully towards other users of the building and neighbouring residents, avoiding noise, loud music, shouting, or any behaviour that may cause disturbance.
Guests must also comply with the coexistence rules of the homeowners’ association and with the applicable municipal regulations regarding environmental protection against noise and vibrations. This information expressly forms part of the information that the Decree requires to be made available to guests.
3. Parties, events, and gatherings
Parties, celebrations, events, or gatherings that may disturb coexistence, cause nuisance, or exceed the maximum authorised occupancy of the accommodation are not permitted, unless expressly authorised in advance by the establishment.
4. Pets
Pets are not permitted in the accommodation unless expressly authorised in advance by the establishment.
5. No smoking
Smoking is prohibited inside the accommodation and in any common areas of the building where such restriction applies.
6. Use of facilities, premises, and equipment
Guests must make appropriate and responsible use of the furniture, facilities, appliances, equipment, and all other elements of the accommodation.
Guests may not tamper with technical or safety installations, carry out modifications or repairs without authorisation, or use spaces or equipment for purposes other than those for which they are intended.
Any malfunction, damage, or incident must be reported to the establishment as soon as possible.
7. Common areas and restricted-use areas
Common areas must be used appropriately, in accordance with the rules established by the accommodation and the homeowners’ association.
Access to technical, private, or expressly designated restricted-use areas is not permitted.
8. Security and access
Keys, cards, devices, or access codes provided during the stay are for the exclusive use of authorised persons and must not be shared with third parties.
Guests must comply with all safety, access, and evacuation instructions established for the accommodation and the building.
9. Waste and respect for the urban environment
Waste must be disposed of in the designated areas, in accordance with the instructions regarding the locations and times established for placing waste on public streets.
Guests must also behave respectfully towards the urban environment and avoid any actions that may cause nuisance, littering, or damage to public spaces. The Decree expressly requires that guests be provided with information regarding waste disposal, respect for the urban environment, and municipal regulations on noise and vibrations.
10. Compliance with the rules
Guests must comply with these rules and with any instructions provided by the establishment regarding the proper use of the accommodation, facilities, and services.
In the event of non-compliance, guests may be required to immediately cease the offending conduct. Where the breach is serious or repeated, particularly when it affects safety, peaceful coexistence, the rest of third parties, the maximum occupancy of the accommodation, or the integrity of the facilities, the measures permitted under the applicable regulations and the booking conditions may be adopted, without prejudice to any liability arising from damage or loss caused.
